Terms, Cancellation & Refund Policy 1. Bookings and payment Your reservation is held as a request and is confirmed only once we have received the agreed deposit; the balance is due as stated at the time of booking. Prices are quoted VAT-inclusive. 2. Currency, prices and exchange Prices are normally quoted and charged in Albanian Lek (ALL), the local currency; some listings may be priced in another currency (such as euro, EUR), as shown on the listing. The amount payable is the total in the currency shown for your booking. Any amounts displayed in other currencies through the on-site currency selector are indicative conversions provided for your convenience only. Exchange rates fluctuate, and the guest is responsible for any currency-conversion costs. Where you pay in cash in a currency other than Albanian Lek, we accept it at our current exchange rate and a 2% conversion fee applies. Payments made by bank transfer, card or online platform are converted at that provider's rate and may carry the provider's own charges. 3. Guests, occupancy and registration The lead guest must be at least 18 years old and is responsible for every member of the party and their compliance with these terms. A valid passport or national ID is required for guests; under Albanian law we must register guests with the competent authorities, and by booking you consent to this. The number of guests must not exceed the capacity stated for the booked space. Additional guests are permitted only with our prior approval and are subject to the per-guest charge shown at booking; unauthorised extra occupancy may result in additional charges or refusal of entry. 4. Minimum stay and fees Each space may have a minimum-stay length, shown on the listing; your booking must meet it. A cleaning fee applies per booking as shown before you confirm and is non-refundable once the stay has begun. 5. Check-in, check-out and no-shows Standard check-in and check-out times are shown for each property. Access details and keys are provided on arrival or by prior arrangement. Late check-out may be available by arrangement and may incur a charge. If you do not arrive and have not cancelled, the booking is treated as a last-minute cancellation and no refund is due. 6. Cancellations and refunds by the guest The cancellation and refund policy that applies to your booking is the one shown for your specific listing at the time you book (for example flexible, moderate, firm or strict). That policy governs any refund you may receive, so please review it before confirming. A no-show is treated as a last-minute cancellation. 7. Early departure / shortened stays If you check out earlier than your booked dates, refunds for the unused nights are at our discretion and, where granted, are processed to your original payment method. 8. Security deposit A refundable security deposit may be required on arrival or collected with your booking. It is returned after check-out, less any deductions for damage, missing items, or extraordinary cleaning, with an explanation provided. 9. Cancellations by us If we must cancel your booking for reasons within our control, you will receive a full refund of all amounts paid. Where a cancellation results from events beyond our reasonable control, we will offer a credit or a refund of amounts paid for the unused part of your stay. 10. Changes to your booking Requests to change dates, spaces or guest numbers are subject to availability and may change the price. 11. House rules and guest conduct Guests agree to the house rules provided for the property, which may include restrictions on smoking and vaping, pets, parties and events, and quiet hours. Guests are responsible for any loss or damage caused during their stay and agree to use the property and its facilities responsibly. 12. Right to refuse or end a stay We may refuse a booking or end a stay without refund in cases of breach of these terms or the house rules, exceeding the permitted occupancy, illegal activity, or material misrepresentation at booking. 13. Liability The property and its facilities (including any pool, balcony or equipment) are used at the guest's own risk. To the extent permitted by law, we are not liable for loss of or damage to guests' personal belongings, or for injury, except where caused by our negligence or where liability cannot be excluded by law. Neither party is liable for failure to perform due to events beyond its reasonable control (force majeure). 14. Bookings via third-party platforms Where you book through a third-party platform (such as Airbnb or Booking.com), that platform's terms and cancellation policy also apply and may take precedence for payments and cancellations made through it. 15. Complaints If something is not right during your stay, please tell us promptly so we can put it right. Complaints raised only after check-out may be difficult for us to resolve. 16. Privacy, contact and governing law Your personal data is handled in line with our Privacy Policy. Our business and contact details for any notice are those shown on our website and on your invoice. These terms are governed by the laws of the Republic of Albania.
